Seal Coating
Your Fist Line of Protection

The pavement of asphalt parking lots and driveways is made up of stones, fine sands, and asphalt binder. The binder acts as the glue to hold all of these aggregates together and provides the pavement with the rich, black color.
However, over time, the binder begins to oxidize with exposure to sun, rain, snow, and other elements – this is shown by the pavement color fading to gray. As the asphalt oxidizes, it becomes less flexible and cracks more easily with loads (such as cars) and with weather changes (such as freezing). Combine this deterioration with exposure to harmful chemicals like motor oil and landscaping or chemicals and your parking lot or driveway doesn't stand a chance.
To prevent the harm caused by leaving your pavement unprotected, sealcoat is applied to “seal” out the sun's UV rays, rain, snow, and harmful chemicals. Many studies have shown that maintaining pavement with sealcoat prolongs the life of your parking lot and driveway and will prevent the need to repair or replace it for many years.
As each parking lot and driveway are unique, each parking lot or driveway sealing price is different. Based on the size and condition of your asphalt, we use our unit pricing model to give you the lowest price possible.

As your asphalt Parking Lot ages weather and oxidation allow small cracks to form. These cracks are an invitation to moisture and harmful chemicals to seep into the pavement's base and ruin your Parking Lot or Driveway. As this moisture expands and freezes, the pavement will break creating heavy damage such as pot holes and eventually the asphalt will have to be replaced.
To prevent this, we fill a hot crack and joint sealant to your cracks. Sealing the cracks will keep the water on the top surface and following the natural drainage.
